East of Los Angeles, Plaza West Covina is an existing mall on a highly visible site adjacent to a major freeway.
For the redevelopment of this signature property, we envisioned a new neighborhood with retail, hospitality, and entertainment all within easy pedestrian access. Our vision retains the existing mall and its successful anchors while replacing the Sears anchor with a hotel and cinema. At the base of our proposed high-rise hotel is a new plaza surrounded by a cinema and restaurants, invigorating the mall’s neglected eastern entry. Our design surrounds the large existing parking deck in active, residential uses. Strategically removing a small part of the structure allows for an enhanced pedestrian experience and sight lines while maintaining its capacity.
The project’s well-planned outdoor plaza and streetscape become anchors in their own right, generating repeat visits and serving as a base for countless uses. Tenants, shoppers, and diners all share a front door to the activity.
